Michigan is an unpaid balance lien state and that means subcontractors, material suppliers and service providers need to serve the preliminary notice timely to preserve lien rights. However, if something happens where you should have served the preliminary notice and you didn’t, you still have a chance to serve a late notice and maintain some if not all of your lien rights. We’ll cover this part of the statute and other parts in detail.
